One of the biggest issues with a house sale is the paperwork, both financial and legal. As your agent, I make sure all this goes according to law as well as protecting your best interests.
Here is some of the financial and legal paperwork which I take care of for you
- Set up the listing agreement which details the nature of our relationship including the duration of the contract and the agreed upon commission formulae which will be followed.
- Provide you with a written guarantee of service
- Obtain the following legal documents
- Provide (on request) a Net Equity Calculation form for you to determine the amount of money left when the transaction is completed and all disbursements have been paid out.
- Explaing various financing options that can be arranged to secure a sale and /or bridge financing between transactions (if necessary).
- Pre-qualify prospective purchasers.
- Provide a complete and consise explanation of all clauses and terms in an "Agreement of Purchase and Sale"
- Provide helpful advice, an objective point of view and skillful assistance in the negotiation of the Agreements of Purchase and Sale
- Forward all documentation after an offer is accepted to your lawyer
